Courts: sturdy with spacious divisions, high ceilings, and good lighting (you won’t be blinded if the ball goes high). You can tell the builders did research on quality pickleball courts and executed it very well. Vibes: really friendly and accommodating staffs! Competition for open play is one of the best in Austin, so if you want some fun and good games, this is your place! 🙂
Come visit us and have better games than the ones you are currently having! We have open play by levels and have extended hours of operation. We promise it’s worth the drive.

We proudly serve all areas of Austin and surrounding Manor neighborhoods, including Carriage Hills, Manor Commons, Presidential Meadows, ShadowGlen, Wildhorse Creek, and the nearby neighborhoods of Briarcreek, Whispering Hills, and The Colony.
Manor is closer to Pickleland than most Austin suburbs realize. Take 290 west to 130, then 130 north to Pflugerville Parkway — you’re at our door in 15–20 minutes. Less time than crossing Austin during rush hour.
What Manor players get at Pickleland: nine fully-fenced indoor courts, climate-controlled year-round, with DUPR-organized open play that solves the biggest frustration of public-court pickleball — wildly mismatched games. We split open play into six skill bands (Beginner <3.0, Intermediate 3.0–3.49, Upper Intermediate 3.5–3.99, Advanced 3.7+, Premier 4.2+, Elite 4.7+) so every game is competitive at your level.
Manor players who’ve made the trip tell us they appreciate the no-friction setup: no membership required to walk in, $5 guest fee for weekday-morning open play, paddle rental ($5 standard, $8 upgraded) if you forgot yours. Members get unlimited free open play and discounted court rentals.
Coming over to learn? Free Intro to Pickleball monthly, no charge, no commitment. Want to get a DUPR rating? We run scrambles every day specifically to put official ratings on the board. Kids? Junior Academy on regular schedule. Want to host an event? The mezzanine works for birthdays and corporate days.
Practical details: free parking, doors open at 8am every day, 1Gbps WiFi in the mezzanine for working between matches, and a stocked pro shop. From Manor, the round trip is under an hour — easily doable for a weeknight session.
